Why Sealing is Important

UV Oxidation
The sun's ultraviolet rays break down the binders in asphalt, causing the surface to gray, dry out, and become brittle. Once oxidation sets in, the surface crumbles from the top down — and no amount of sealing reverses the damage.

Water Intrusion
Water is asphalt's most destructive enemy. It seeps into micro-cracks, undermines the base, and accelerates structural failure. A sealed surface sheds water completely — an unsealed one absorbs it.

Freeze-Thaw Cycles
In cold climates, water trapped in cracks expands when it freezes, widening those cracks with every cycle. What starts as a hairline fracture becomes a pothole within a single winter.

Chemical Damage
Oil, gasoline, and road salts dissolve the asphalt binder on contact. A quality sealer creates a chemical-resistant barrier that keeps these agents from penetrating the surface.
